What Are the Best Neighborhoods in Greenwich CT for Families?
A guide to Greenwich, Connecticut neighborhoods for families, covering convenience, beach access, lot sizes, commute options, community life, and price ranges.
Choosing a Family Neighborhood in Greenwich
Greenwich has nine distinct neighborhoods, and all of them provide access to the Greenwich Public Schools system and Greenwich High School. The right neighborhood for your family depends on lifestyle priorities: convenience, beach access, lot size, commute, price range, and community character.
Here's how each neighborhood looks from a family perspective, after 40 years of helping families find their homes in Greenwich. We encourage all buyers to research schools independently at greenwichschools.org and GreatSchools.org.
Old Greenwich: The Classic Choice
Price range: $1.2M-$8M+
Old Greenwich offers a compact village center on Sound Beach Avenue with shops and restaurants close by, beach access at Tod's Point, and a Metro-North station for commuting parents. Old Greenwich School (K-5) serves the neighborhood. The trade-off is price. Old Greenwich commands a premium, especially for move-in-ready homes near the village.
Best for: Families who prioritize a compact village, beach lifestyle, and are comfortable in the upper price range.
Riverside: Community and Value
Price range: $1M-$6M+
Riverside offers a family-oriented community, the Riverside Yacht Club, easy highway and train access, and generally better value per square foot than neighboring Old Greenwich. Riverside School (K-5), designated a National Blue Ribbon School, serves the neighborhood. The Riverside Association keeps the community connected with events throughout the year.
Best for: Families who want a strong community at a somewhat lower price point than Old Greenwich.
Cos Cob: Affordable Entry Point
Price range: $700K-$4M+
Cos Cob offers the most affordable entry point in Greenwich. The neighborhood has its own character (thanks to its art colony heritage), a compact village with shops nearby, harbor views, and Cos Cob School (K-5) serving the neighborhood. For families coming from NYC who don't want to spend $2M+, Cos Cob is where I often start the conversation.
Best for: First-time Greenwich buyers, young families, and anyone who wants a Greenwich address without breaking the bank.
Mid-Country: Space and New Construction
Price range: $1.5M-$8M+
Mid-Country is where families go when they want land (1-5 acres), privacy, and a newer home. New construction activity has been strong here, and the central location means you're a short drive from downtown and the train. North Mianus School (K-5) serves the area.
Best for: Families who want a larger property, modern floor plans, and don't mind driving to the train.
Honorable Mentions
- Chickahominy/Pemberwick: Tight-knit community, Glenville School, prices starting around $500K. Great for families who value neighborhood bonds over square footage.
- Byram: Greenwich schools at the lowest price point in town (starting around $400K). Ideal for families focused on value and investment potential.
- Back Country: Estate living on multi-acre lots with equestrian options. Best for families who want privacy, land, and don't mind a longer commute.
The Bottom Line
Every Greenwich neighborhood feeds into the same Greenwich High School (2,700+ students, AP/IB programs). The difference comes down to lifestyle preference, commute tolerance, housing style, and budget. I've helped families find homes in every part of town, and I'm happy to help you figure out which neighborhood fits your family best.
